Assistant Property Manager

Our client, an independent Estate Agent with a dynamic and fresh approach to property sales and lettings, is seeking an Assistant Property Manager to join their vibrant and fast paced team in South East London. The successful Assistant Property Manager must be well presented and confident with experience of managing and developing a property portfolio. They must be able to hit the ground running and thrive on working at consistently high standards under pressure; and enjoy making a positive contribution to office life.

REMUNERATION:
£18,000.00 – £22,000.00 pa Basic Salary
£150 Comm. per Managed Property Take On/Conversion from Let Only
Company Mobile Phone
£500.00 annual Fuel Allowance

24 Days Annual Holiday
Incentives payable monthly in arrears

AREAS OF RESPONSIBILITY

• Assist in increasing the size of the managed portfolio and overall market share
• Assist in developing the Property Management department, streamline systems and recruit and train staff where required
• Manage the property portfolio to maximise company income including the retention of properties and clients
• Manage all property Maintenance/Refurbishment issues
• Rent collection, statement preparation & arrears
• Liaise with Landlords and negotiate with contractors for works to be carried out on properties
• Source & manage suppliers/contractors
• Arrange inventories, gas safety certificates, EPC’s and all other legal documentation to ensure that all managed
Properties comply with current legislation
• Liaise with independent inventory companies and front office staff to ensure a smooth check in /out process
• Arrange and compile/carry out property inspections & reports including reporting findings to the Landlord and arranging remedial works and/or follow up visits if required
• Manage all tenancy renewals between Landlords and Tenants and secure renewal fees
• Deal with customer complaints
• Process and handle deposit protection & dispute proceedings
• Demonstrate high standards of professionalism & organisation at all times
• Managing the end of tenancy processes
• Stationary & office stock ordering and management
• Assist in the management of staff holiday & sickness
• Responsible for ensuring all contracts/admin are up to date with current legislation
• Provide general assistance to Accounts, Administrators, Negotiators & Directors
• Ensure filing systems are efficient and up to date
• Key management
• General Administration

HOURS OF WORK : Monday – Friday 09:00am – 6:00pm
: Saturdays – Every 2nd Saturday, 10:00am – 4:00pm (you will get a day off in the week, when you work on Saturday)
